Check In Procedures: Check in time is 3:00pm.   

Check Out Procedures:  Check out time is 10:00am. Housekeepers will arrive promptly for cleaning to prepare for the next tenant. Therefore, you must vacate your property by check out time unless advance arrangements have been made with our office.

Cleaning: Additional charges will be assessed if extra cleaning is required. Upon departure, your rental home should be left in the same condition as you found it upon arrival.  Trash should be bagged and left in the trash container downstairs; recycling should be left in the yellow top container.  Trash pick up is Monday only. Please be respectful of owners’ homes and belongings.  

Payment Policies: We cannot hold a reservation without pre-payment of $1000.00. We accept Visa, MasterCard and American Express and you, as the Renter, are responsible for the 4% Processing Fee.  The remaining balance due must be received 60 days prior to arrival date to avoid cancellation and or prepayment. There is a 12% Florida tax added to the rental fee.       

Confirmation: You have confirmed your dates with an individual homeowner removing the home from the rental market. After cancellation date, property cannot be transferred for another property or any portion of the stay cancelled. You acknowledge that you will not be entitled to any refund for dissatisfaction of property for any reason. 

Trip Interruption: If one departs prior to checkout date, there will be no refunds. This includes early departures due to accidents, illness, and acts of nature such as hurricanes, red tide or any other reason. Please understand that red tide is an act of nature, its occurrence and duration cannot be predicted. If you feel you will need compensation for early departure or cancellation, you will need to obtain travel insurance for your vacation prior to arrival.  

Cancellations: Reservations cancelled less than 30 days prior to arrival will result in forfeiture of payment unless the vacation home can be re-rented for the same time period you reserved. A “no show” after check-in time will automatically incur a forfeiture of all deposits and/or rents received by Islander Properties Inc.

Conditions of Premises: Please report any problems to our office as soon as they are discovered. Any malfunctions or problems within our control will be resolved in a timely manner. These circumstances do not entitle guests to any refund. 

Substitution of Accommodation: In occasional circumstances beyond our control, (i.e. sale of property, homeowner decisions, acts of nature, etc.) your reserved property may become unavailable.  Islander Properties Inc. reserves the right to substitute your accommodation. We will inform you of any change as soon as we are made aware. Though we cannot guarantee an identical property or the same rental rate, we will do everything possible to create a pleasant vacation experience. Neither Islander Properties Inc. nor the property owner are liable for damages or inconvenience in this rare situation. 

Occupancy Limits: The names of all guests must be registered with our office prior to arrival. The number of guests must not exceed the maximum guests allowed, including children, as indicated on your rental confirmation for the vacation property.  The occupancy limit for each vacation property is noted on the web site.  If the occupancy limits are exceeded, guests will be asked to check out and full deposit and rental fee will be forfeited. NO EXCEPTIONS.

Use of Property: The Renter shall not: use the property solely for anything other than residential purposes; engage in any illegal activities or create a nuisance; or enter areas of the property that have been locked or otherwise indicated as off limits.

Owners access to the Property: The Owner or his representatives may have access to the property during the rental term for purposes of inspection, repairs or other purposes to ensure proper care of the property. Owner will make reasonable efforts to schedule such access with Renter in advance except for emergencies.

Liability: The Renter agrees to indemnify and hold harmless the Owner from any and all claims, damages, or liabilities relating to third parties arising out of the Renter’s use of the property.

Removal of Renter: The Owner reserves the right to immediately remove the Renter from the property if the Renter engages in the misuse of the property, overstays the rental term, or otherwise violates any terms of this Agreement.

Entire Agreement: This Agreement constitutes the entire agreement between the parties and supersedes any prior understandings or agreements, whether written or verbal.

Pets: Some units are pet friendly and must have the owner’s approval.  Pets are allowed on the beach if they are on a leash.  A non-refundable pet fee is charged. Security Deposit will be retained if pets are brought to the Island without prior approval.

Parking: Parking may be limited. If you are bringing more than one car, it may be necessary to park along the roadside. Most Island roads are unpaved, mandating a speed limit of 15-20mph, which is strictly enforced.

Oversized vehicles: Most homes have parking under the house and may have low clearance.  If you are bringing a high-profile vehicle, you should check about “under building” parking clearance before arrival.

Internet Service: This is a barrier island. There is no guarantee you will be able to establish an Internet connection. There will be no refunds or discounts if you are unable to establish an Internet connection. 

Dockage: Most rental homes have boat dockage available. Accessibility to some docks may be limited as you must navigate through shallow channels and under small, fixed bridges, therefore, it is very important to check with the office first if you plan on bringing a boat to your dock.

Ferry: Don Pedro/Palm Island is only accessible by boat or car/pedestrian ferry.  Islander Properties is not affiliated with the ferry. The ferry accepts payment by cash, check or credit card. Each pass is good for one round trip and payment is made to the ferry ranger on the mainland side.  Call Palm Island Transit at 941-697-8809 or check their website at www.palmislandtransit.com 

Boat and Trailer: If you are bringing a boat and trailer, you will have to make your own arrangements where to put the boat in the water and where to store the trailer on the mainland. Homeowner associations do not allow parking of boats, boat trailers, watercraft or RVs on properties. Our office will be happy to give you the names and numbers of the marinas and ramps in the area.

Noise: Loud music, noise or parties are a violation of your lease and may cause early termination of your lease as well as forfeiture of your security deposit and rental fee.

Golf Carts: Golf Carts share the Island roads with cars, SUV’s and service vehicles. Allowing a child to operate a golf cart under these conditions is extremely dangerous and negligent. Anyone driving a golf cart that is under the age of sixteen and/or does not have a valid driver’s license is in violation of the law. Golf carts are not allowed on the beach. Call the office for contact information should you need a golf cart.

Safety: It is the guest’s responsibility to familiarize yourself with rules, policies and safety precautions concerning the beach, pools, properties and amenities.  

Indemnification: Islander Properties Inc., its agents and property owners shall not be liable to guests or any other party for damages to property, loss or damage to valuables or injury to persons upon the premises from any cause whatsoever. Guests shall indemnify and hold harmless Islander Properties Inc.; it’s employees, agents, and property owners from and against all liabilities, claims, expenses, fees, loss of use and actions of any kind arising out of guests’ use and occupancy of the premises.

Security Deposit: A portion or the entire security deposit may be retained if extra cleaning is required, pets are brought onto the premises, damaged or missing items, excessive garbage left behind, removal of cigarette smoke odor, long distance phone or internet charges. Your security deposit is refunded via check 10 days after departure.

Smoking: There is no smoking allowed anywhere on the property.

Linens/Towels/Supplies: The property will provide towels, linens and a starter supply of bathroom paper, trashcan liners, a roll of paper towels and soap. Guests will need to provide their own laundry and dish detergent, heavy-duty garbage bags and additional paper products and soap if needed.

Please Note: Charlotte County does not allow fires and vehicles, including golf carts on beach.

By accepting confirmation of my reservation, my guests and I acknowledge and agree to comply with all rental policies, terms and conditions.  I have read and fully understand all policies, terms and conditions.
